Independant Home Inspections
Over the years, a growing number of home inspectors have become
disgusted by the attitude of admittedly only a few realtors concerning
home inspections. Realtors often see inspections as an unnecessary
hurdle which the sales process has to leap or by-pass. In fact,
a thorough home inspection is everyone’s (including the
realtor) protection against legal claims or bad publicity.
The problem with using the realtor’s choice of an inspector
is that the inspector realizes that his bread and butter comes
from that realtor. He will not so much ignore a problem, although
some do such a quick inspection that most things are missed, because
he could get sued over it. But he could certainly ‘talk‘
it away. Thus a crack in the foundation might be dismissed as
‘Normal for a house this age’. Yet if that crack got
much worse the homeowner might incur huge expense.
From the inspector’s position, he is ‘covered’
(he mentioned it) and he did not ‘kill’ the sale.
I believe I have a name for being a ‘deal killer’.
It cannot be that, during my 23 years of business, I have called
problems that were in left field because I never get that complaint.
Rather I just ask the question of each item I see wrong, “If
I were not a contractor, would I be dismayed to discover this
after I move in?’ If yes, it goes into the report; if no,
it stays out.
And sometimes I know that if I include the item, it will probably
kill the sale. What can I do? I must be honest to my client and
if it affects the realtor, I am sorry but that is why the profession
of home inspector is here – not to merely rubber-stamp the
realtor’s sale.
